HVAC & Home Inspections: Why It Shouldn’t Be Overlooked

Your HVAC system is one of the hardest working appliances in your home, yet it seems to be one of the most overlooked pieces of equipment. Not only does your HVAC unit heat and cool your home, but it also helps improve the quality of the air you and your family breathe.

Chicagoans will be the first to tell you that the midwest weather can change on a dime so there isn’t a lot of time throughout the year when you aren’t running your HVAC system. This is why it is crucial to schedule a detailed inspection at least once a year.

Reasons To Get An HVAC Inspection

Although it is recommended that you have your heating and cooling system inspected annually, there are several other times you should have an experienced HVAC technician analyze your unit.

  • Before you sell or purchase a home

  • The average home inspection does not include a detailed HVAC analysis so if you are in the market to buy a new home, it is essential to have the heating and cooling system checked out to make sure there aren’t any hidden, underlying problems that could cost you expensive repairs after the sale. As a seller, you wouldn’t want to saddle the new homeowners with unexpected issues once they get settled in, either.

  • Seasonal Or Second Homes

  • Since vacation or second homes remain unoccupied for months at a time, it is a good idea to have the HVAC system inspected prior to returning to the property to ensure there aren’t any issues during your stay.

  • Check for excessive noise or vibration when the blower motors are running
  • Make sure ductwork and motors are clean
  • Change air filters
  • Make sure condensate drain pans are draining properly
  • Check gaskets, screws, and latches that need to be repaired or replaced
  • Check pumps and lubricate bearings
  • Check flexible duct connectors for leaks and cracks
  • Inspect the condition of all electrical hardware and connections
  • Make sure all access panels and guards are secure
  • Clean damper operators
  • Make sure all safety controls and equipment are working properly
  • Make sure interior and exterior units are operating properly
  • Drain boiler to remove any sediment build up
  • Check for mineral build up inside water heater
  • Clean or replace the oiler filter in a boiler
  • Check to see if the thermostat is calibrated correctly
